Maximize your Potential when Selling - Consider the Senses
Over 4 million homes were sold in the U.S. last year. Some sold quickly while others seemed to take forever. Why?? Curb appeal and perception play a major role in how fast a property sells.
You never get a second chance to make a first impression.
Clean Up
Fix all windows and doors and eliminate squeaks. Oil door hinges and paint or varnish your front door. Replace you old doorbell, knocker, latches, kick plate and put down a new welcome mat.
Paint is a cheap. Paint everything that has the slightest need of needing it.
The curb appeal of
your house is extremely important. All trees, bushes and plantings should be trimmed and the lawn
should be edged meticulously. If you have a fence be prepared to make repairs even
if you don't own the fence.
Windows should sparkle. The more
natural light you can bring into a room the better.
If your carpet is worn or soiled, replace it. Many sellers say they are afraid to select the wrong color. Stay neutral and you will be safe
Eliminate Clutter
The more perceptual clear space you can create the better off you'll be. Many markets and price ranges include new homes. Consider the fact that your buyers are looking at vacant and 'model' homes with no clutter. Eliminate distractions whenever possible.
Renting some temporary storage is a viable option. Some households simply have no more usable space. If you have a pet you have a potential problem. Prospects either love pets or hate them and it seems like there is about a 50/50 split. Are you willing to give up 50% of your market?
Be Aware
Try to look at your property through objective eyes. Have a friend or relative inspect your house like a prospect might. You do not want to have your property shown before you are ready.
Increasing the wattage of your light bulbs is another easy and inexpensive way to improve the perception of your property. All window treatments should be open and all lights turned on.
If there is any music on it should be elevator type or none at
all.
Our sense of smell should also be considered as it plays an important part in our emotions. You may want to have a fresh flower arrangement placed on your dining room table which is set to receive company. Considering all the senses
