BEWARE OF BARGAIN HUNTERS!

Buyers who scan newspapers for privately-sold homes fully expect to save more than just the real estate commission. Generally they start their bargaining by deducting the equivalent or more of a normal real estate commission. Try for a moment to put yourself in the buyers’ position. They feel they are doing all the legwork, financial work, and negotiating. They feel for all their effort, they have earned the equivalent of a commission and feel no remorse in making low offers.

On the other hand Sellers trying to sell themselves feel they are doing all the work and deserve the same compensation a Realtor would receive thereby justifying asking their price which is usually based on similar Realtor offered properties.

Consider This: A home is usually the single largest financial transaction a person will ever make. That’s why you’re taking big chances when you attempt to sell on your own. A lack of professional knowledge of any part of the transaction may cost you thousands of dollars.

If you elect Not to hire a professional to market your property, your understanding of the dynamics involved in the negotiating process and the reality involved is crucial to a successful sale.

There is only one commission. If you are trying to sell your house yourself and are pricing your property commensurate with Realtors offerings be prepared for low offers. If you are a buyer and are trying to buy a house offered by owner, do your homework and make sure you aren’t paying for services you are not receiving.
