Real Estate Matters

All the World’s A Stage.

I recently arranged showings on three properties all priced between $190,000 and $225,000. The difference in the buyer’s perception of these three properties is worth noting. Arriving at the first property my clients were greeted by an exuberant little girl about ten years old. She excitedly informed us she was moving to a new house next-door to her best friend and really wanted to sell their present house because if it "doesn’t sell we won’t be able to move to the new house". She escorted us to the front door and as we climbed over someone’s bike we were affectionately greeted by a gregarious dog. To make long story short the property was a disaster.

The second property looked wonderful from the street and indeed was a pleasure to show. Entering the property we were meet by an aroma of freshly baked bread and soft classical music. The property lights were on and the window treatments open to allow maximum filtration of natural light. The property was spotless and there was little sign of clutter or deferred maintenance.

The third property appeared slightly overgrown from the street, there were several newspapers in the driveway and two or more handbills stuck in the front door. The property was obviously vacant. The property was dark and turning on the lights revealed several incidences of burned out bulbs. All the window treatments were closed. I spent several minutes opening all the treatments and to our surprise the property was open and bright and had a terrific floor plan.
