There are several advantages to marketing your property during the holidays. Generally there are fewer properties on the market. Buyers looking during the holidays are less likely to be "tire kickers" and generally must buy. And properties show more festive and elicit greater emotion.
This is the time of the year when many sellers decide to place their properties on the market in the first week of the new year. If you have this mind set, you may be wiser to place your property on the market during the holidays. Many buyers also make the decision to buy in the first quarter of the new year. By offering your property during the holidays you expose your property to those buyers who begin to focus their search on certain areas and price ranges prior to the end of the year.
I build my first quarter client models for the new year in December. If your property isn't on the market it can't be part of the model. Another advantage to holiday marketing, at least this year, is that interest rates are at their lowest point in months. Lenders are aggressive so if you are in the market to sell and buy, you've chosen an excellent time. Watch out for loan prepayment penalties which have surfaced again. Have a safe, happy and healthy holiday season.
