The answer depends on your ability to negotiate, investigate, interrogate, commiserate, reiterate and repudiate. The National Association of Realtors in a recent article entitled "Targeting Prospective Home Buyers and Sellers" said that owners trying to sell their own homes have the most difficulty understanding and completing the voluminous paperwork, arranging for various inspections including termite, radon, lead paint and appraisals, devoting enough time to all aspects of the transaction, GETTING THE RIGHT PRICE, assisting buyers in obtaining financing, making appointments to show their properties and selling within a specified planned time. I'd hate to have to conjugate and or diagram the above sentence.
The buying process includes many of the same dilemmas. The base contract we use today contains six pages before we add any attachments. One of the first things I give a client whether a buyer or a seller is a folder of documents which at some point in the transaction will be signed. If we are going to a paperless society, I hope we get there quick. I spoke to a friend of mine in California recently who said that their base contract is nine pages before any attachments.
Now in my third decade in real estate the business continues to get more and more complex. When I was originally licensed in '76 many real estate practitioners worked their craft part time. Today with innumerable disclosures, technological advances and the complexities of financing have all but eliminated the part time practitioners. Typically the average American buys or sells a property no more than once every five years. Buying or selling real property today requires extensive knowledge of many processes.
