Know When To Say When

I am often asked, "how many houses do we need to see before we find one we like." There is no absolute answer and the number of homes inspected depends on you specific needs. Occasionally the first property inspected turns out to be the best house and in some cases I've shown as many as thirty or forty properties to a single prospect before discovering the "right" property.

Unless your needs are very specialized, it is my belief that there is almost always a property available in the marketplace to fit your needs whenever you decide to buy. I find that most clients narrow their search to three or four properties, then complete a process of elimination to determine which property to buy. This is why it is crucial for you to price your property competitively if you are selling. It is not a question of if we can find a property to fit your needs. It is only of question of when we'll find the right property and how ready you'll be to buy it when we do.

Human nature makes us all worry that maybe there is another property "out there" that is about to go on the market. I find that no matter what decision is made, the property of choice includes trade-off. One or two items are identified as prerequisites and are considered mandatory components of your perfect home and everything else is "free".

A great way to prepare for your buying experience is to make a list of absolute prerequisites. Involve the entire family so everyone participates in the discovery process. Having grown up in a family of ten children, differing opinions were always the norm rather than the exception. When you find the right property you'll know when to say when.
