Selling the Sizzle

Many buyers are looking for a dream when they begin to search for a house. Peace, security, safety and a place I could call home was my dream when I bought my first home. What is or was your dream? If you are planning to sell your home, ask yourself the question "Is my home a dream or a nightmare?" If your answer isn't quick and decisive, you probably have some work to do. Try to place yourself in the buyer's shoes and look at your property as if you planned to buy it rather than sell it.

The key to selling the sizzle is to overcome all potential objections before they become objections. You must complete any and all deferred maintenance prior to allowing your first prospect in the door. Buyers shop by comparison and are not interested in projects that will be completed. You should stage your property so that you prospects feel at home.

I am often asked if it is better to make necessary improvements before offering a house for sale or to offer the buyer an allowance to make the necessary improvement(s) after closing. It is ALWAYS better to make necessary improvements before offering the property unless you are prepared to reduce the value of the property by an amount equal to the completion of the necessary improvement(s). There is a saying in the real estate community that there is a buyer for every house. I am a firm believer that buyers buy one or two things about a property and everything else is free.
